In its first two weeks, TitlewithTexans.com referred over $1 Million in Dollar Volume in 5 counties comprising over $10,000 in Title Premiums plus Escrow Fees to several Independent Title Agents in Texas. We are pleased with the response so far and look forward to increasing these numbers as we advertise and promote this website even more.
We have also added an “AGENT to AGENT” ORDER FORM which will make Title Evidence and Title Examinations easier for both Independent Agents and other licensed Title Agents in Texas.
The AGENT to AGENT ORDER FORM contains the following language:
Title Agents should use this Order Form when ordering Title Evidence and Examinations from other Title Agents. By ordering Title Evidence on this site both Agents agree to a Rule P-24 split unless the Company providing such services and the Company paying for such services enter into a prior written agreement specifying and agreeing to percentages different from those provided in this Rule. Important Note: Agents listed on Title with Texans reserve the right to refuse service on any title order.
This language was taken straight from P-24. Agent who are NOT interested in selling title evidence to other agents are not required to be listed on the site.
Speaking of P-24…Title with Texans has been coducting a Poll [Click Here]; on this page Independent Agents can cast their Vote, and find out what your fellow Independent Agents are saying about this proposed rule change by the staff at the Department of Insurance. Visitor are asked to feel free to add your comments.
One final note, recently the Texas Association of Abstracters and Title Agents (TAATA) changed its name to Independent Title Agents of Texas (ITAT). This organization represents both rural and metropolitan Independent Title Agents. For information about membership in this important organization contact:

August 8, 2007 - Title with Texans Makes FIRST Referrral
Title with Texans made its FIRST referral to an Independent Title Agent. It was a resale of a 32 acre tract selling for $165,000. The order was placed by a regional lending institution and was referred to an Independent Agent in East Texas. The Requestor completed the online ORDER FORM and the order was sent electronically to the Agent handling the request.
August 6, 2007 - TitlewithTexans.com Website Launched
Integrity Title Company, in cooperation with CourthouseDirect.com, is helping Texans keep more profits from Title Premiums right here in Texas.
Consumer, Lender, Real Estate Agent, Investor desiring a quality title insurance product should make sure the research is performed in Texas by Texans. Go to TitlewithTexans.com and place your order with experienced Agents commited to providing the highest quality title services available.
Many Underwriter "Direct" operations outsource their research overseas. The results have been less than superior Examinations and Title Commitments.
We believe in free markets but we also believe research should be done by those who understand Texas laws and the nuances of land titles in Texas. Shouldn't profits from title premiums should stay in Texas rather than go to Wall Street investors? Texans should make the conscious decision to do business with Independenet Title Agents.
Underwriters are neccesary to the Title process and perform the invaluable service of educating Title Agents and providing sound Underwiting decisions. Underwriters incur the risk of insuring the title to real property and paying claims when a title defect occurs.
By law, the Underwriter's earn 15% of Premiums and Agents earn 85%. If you are both Underwriter and Agent i. e. "Directs" then you earn 100%. This is the reason for the proliferation of Underwriter owned Directs operations in Texas.
Now is the time for Texans to take a stand. Let's keep more of the (85%) Title Premiums in Texas by doing business with Independent Title Agents.
As a consumer, how do you know if you are working with an Independent Agent. How do you know if the title research for your property is being done here in Texas or overseas in India, China, Indonesia or Belize?
Go to: www.titlewithtexans.com/closinglocations and select an Independent Agent in your area. By doing so, you know you will be working with an Independent Agent who performs the title research right here in Texas.
Title Insurance is a regulated industry and the only products we sell are title searches and Title Policies. Why not make sure the title products you buy are done by those most familiar with records in the county where your property is being bought or sold. You have a choice. Choose an Independent Agent.
